What is the Multiple Listing Service?
The Multiple Listing Service is a data-base (usually owned by the Local Board of Realtors) of all homes listed with participating Realtors in that area. The listings contain all the details on each property including the availibility of compensation to the agency who brings the buyer and sells the home. Other dtails may include number of bedrooms, baths, garage, etc. Also showing instructions for agents to follow for showings. The vast majority of homes sell through the Multiple Listing Service. It is the FIRST place many agents look to find homes to show their buyers. Selling agents are usually interested in their compensation for procuring a buyer. In the transaction, they have no economic interest in what the seller is paying the listing agent. This plan is great for all sellers, not just FSBO MLS or By Owner MLS sellers.
How does Flat Fee Plus MLS work?
In Flat Fee MLS, You pay a fee up-front instead of a much larger percentage at closing. This acts as the listing portion of the commission. On many real estate listings. The commission is split equally between the Listing and Selling agency. By using the Flat Fee plus MLS approach, you can save the majority of the Listing portion of the commission. This could equal thousands of dollars in your pocket. That's your equity. Also, you retain the abilty to find your own buyer. Many other agency listings do not permit you to find a buyer on your own without paying the commission anyway. With the Flat Fee plus MLS plan, if you choose to attempt to locate a buyer on your own, you pay NO SELLING AGENCY COMMISSION. That's why many sellers love the program. Â

How Much does Your Agency Get Paid if You Find the Buyer?
If our agency procures the buyer, we would get the commission you agreed to. There is no additional fee. If you find the buyer, you pay nothing but the "end Services fee" and we complete the contracts, prequalification etc.
How Much does Your Agency Get Paid if I Find the Buyer?
 You don't have to pay the selling agency portion of the commission. That money stays in your pocket.
